In advance of the new school year, the board is taking steps to enforce a safe environment for students commuting to Moraine Elementary by walkers. Homeowners on Greenridge Court and surrounding the path on Northvalley Drive will receive communication from the board on the direct impact outside of their home. Administrative staff at Moraine will send a notice out to all parents of elementary students on the expectations and mandates when traveling through North Beacon Woods during school arrival and dismissal times. The board intends to actively monitor the safety situation throughout the school and will make adjustments as necessary.

The board is gathering proposals and quotes for landscaping improvements for the East entrance to the neighborhood, with the goal to match the boulder wall aesthetic currently adorning the West entrance.
The board is accepting bids for clearing the brush around our retention pond.
The board is accepting bids for repair and maintenance of our pathways to Moraine Elementary School.
A survey will be needed to flag the 20-foot pathways, and additional landscaping maintenance may be required based on the condition of trees and shrubs along the borders of the pathways.
Wayne County approved a 50:50 match program where they will match dollar-for-dollar funds that are offered by the neighborhood toward repair of our subdivision streets. The Board is working closely with Northville Township and Wayne County to coordinate an effort to repair targeted sections of our roadways. These repairs should occur this calendar year, but more information will be communicated as it becomes available.
By November 2024, the board faced an inordinate influx of complaints from residents about election campaign signs. One of the main legal duties of the board is to enforce the building and use restrictions (BURs). Luckily, there are few restrictions applying to our households, but unless changed by a majority of the lot owners, the BURs will continue to be enforced by the board, in accordance with the historical policies and documents put in place by prior boards, and the developer of our subdivision. Thank you to all who complied with the reminder emails; we dislike enforcing the BURs just as much as you dislike being told what not to do on your property.
The Board's Bylaws Committee, headed by Vice President Ross, is working on a revision of our governing documents to better reflect the processes and procedures used to conduct business in modern-day 2025. Stay tuned for updates and a membership meeting to discuss.
As a corollary to the Bylaw updates, the Board is exploring the option to obtain insurance coverage for our underground water and sewer lines. If all goes according to plan, this benefit can be extended to all homeowners without any increase to our annual dues.
